Every rental agency or landlord has some vacant properties. After a flurry of rental activity in summer, there’s a doldrums for the rest of the year. During that season, vacant apartments sit and don’t earn any money.
So landlords are eager to rent out apartments during winter. They may be able to cut you a deal on rent or utilities that they wouldn’t offer you in summer, so they can make some money off of properties that would otherwise lie fallow. Alternately, if someone’s on their way out, you might be able to get a good deal on a sublease.
Because there’s less of a rush, you also have more time to explore. You can get to know the neighborhood as it is every day — not just the happy faces people put on for prospective tenants. Ease into the idea of living into a neighborhood, rather than forcing yourself to fall in love with something that might not be a good fit.
Of course there are potential drawbacks to scheduling your apartment search for winter, too. First off, even if you have a job lined up in the city that starts in winter, your lease at your old place may not end so you can move in. You don’t want to get stuck paying the rent at two places. As soon as you know you’re about to move, start looking for a subletter for your old place.
Be ready to budget more time into your search. You never know what winter apartment openings will look like, and you might be looking for a little while longer. And on days you’re touring apartments, be sure to budget a little extra travel time: winter travel in the city can get hairy.
